I am interested in your properties, what is the next step?
You may request a showing of the property by calling our office at 573-443-3121, or by going to the 'Request a Rental' tab and giving us your contact information. We will contact you shortly to set up a showing. You must submit a completed application, proof of income and copy of photo ID for a preliminary screening prior to setting up a time to view the apartment. You do not need to pay for the application fee until after you have viewed the apartment and decide you want to apply for it.

Where do I find an application?

Why do I need to come to the office and show an ID before seeing an apartment?
We care about the safety of our agents and the safety of our tenant's homes; therefore we do not allow our agents to meet with clients unless we have a copy of the client's photo ID. You must come to the office and show an ID so that we are aware of who our agents have left the building with, and who is going into our tenant's homes. 

How do I apply?
You will need to provide our office with a completed application for EVERY PERSON OVER THE AGE OF 18 who will reside in the apartments. Each application must also have a copy of your photo ID and proof of your income. There is a $35 non-refundable Tenant application fee and/or a $25.00 Guarantor Application fee( if applying with a guarantor.)

Does my spouse need to fill out an application?
Yes.
EVERY PERSON OVER THE AGE OF 18 WHO WILL RESIDE IN THE APARTMENT MUST FILL OUT AN APPLICATION AND BE APPROVED. NO EXCEPTIONS!

What are the application requirements and do I need a guarantor?
You must show proof of income in the amount of 3x's the monthly rent. (If the apartment rents for $600, you must show that you make $1800/month.)  If you cannot show that you receive this much income, you may have a guarantor apply with you. The guarantor must show proof of income in the amount of 4x's the monthly rent. The guarantor must have an approved application and be willing to sign the lease with you. ALL applications must be received before applying for an apartment (all roommates and all guarantors)
Applications must be filled out in the entirety, and accompanied by a photo ID, application fee, and proof of income. Any applications missing information will not be considered until all information and fees are received. It is the applicant's responsibility to make sure our office has the correct information.

How long does it take to get my application processed?
It can take up to 3 business days to process an application. In order to expedite the process, make sure you have your correct residential history filled out, with a working FAX number.

How long is the lease?
Leases can start at anytime. The lease term would go from the start date of your lease and end in August. You will likely have an option to renew for a one year term. 

How much is my security deposit?
The security deposit is decided by your credit check. It may be $100, $200, or $300 OVER the value of rent. (for example, if your rental rate is $600, the security deposit will be $700, $800, or $900, depending on the recommendation we receive from our reporting agency).
The security deposit is due IN FULL at the time you sign the lease. We will not hold an apartment without a security deposit and we WILL NOT take partial payments.

Do I get my security deposit back?
Your security deposit is completely refundable, as long as we receive the apartment back in the same condition you received it. Any damages or cleaning charges will be assessed to the security deposit, as well as any outstanding balance for rent, late fees or service charges. We have 30 days to refund any remaining deposit after your lease ending date. Note: Your 'lease ending date' is the day your lease ends according to your lease agreement. If you move out before your lease ending date, it is your responsibility to contact the office about subleasing or termination.

Can I bring my pets with me?
We will NOT allow pets in the building or on the property at any time. This rule is not only for tenants but guests of any tenant. If you have a service animal or esa, you will need to provide proof of their certification as a service animal or esa letter and up-to-date rabies vaccination records and proof of city licensing. 

How many people are allowed to live in the apartment?
Our occupancy policy is as follows: 1 person maximum in a studio, 2 people maximum in a 1 bedroom, 3 people maximum in a 2 bedroom, and 4 people maximum in a 3 bedroom. Every person who will live in the apartment is considered an occupant, regardless of age.  At 1306 Anthony St., an additional occupant will incur a charge of $100/month using the second room as a bedroom.

Can I sublease my apartment?
Yes, the apartment can be subleased. In order to sublease the apartment, you must pay a $300 sublease fee to Barzell, and sign a sublease form allowing us to show and re-rent your apartment. If the apartment DOES NOT sublease, you will be responsible for the duration of lease and the utilities. Your sublease fee will then be returned to you at the end of your lease. If the apartment DOES sublease, we will keep the sublease fee, but you will no longer be responsible for the duration of the lease and utilities after the date that your sublessor has taken possession of the apartment. You do not need to find the sublessor. Barzell will advertise and show the apartment for you.

Can I terminate my lease before the lease ending date?
Yes, the lease can be terminated. The termination fee is the value of 4 month's rent, or the value of the rent for the duration of your lease (if less than 4 months is left on your lease). Once terminated, you will no longer be responsible for rent and utilities.

Can I paint my apartment?
No, we do not allow tenants to paint the apartment.

Are the apartments furnished?
No, the apartments are not furnished. Each apartment comes vacant and clean. You will be provided with a stove and refrigerator.

Can I add a roommate after I have signed the lease?
Yes, as long as they meet our application and occupancy requirements, and are willing to sign a new lease with you.

What happens if I need maintenance on my apartment?
You can call our office anytime 7 days a week, 24 hours a day with a maintenance request. If our office is not open or no one is available to take your call, you will be directed to a voicemail service. You may leave a message if your maintenance issue is not an emergency. If you have an emergency, please call the cell phone number(s) listed for you on our voicemail and if the call is not answered, please leave a message. These are the cell phone numbers of our maintenance and administrative management, and messages are checked regularly throughout the day and night. If you are unsure as to whether or not your maintenance issue is an emergency, please call and let our maintenance staff decide. Any unreported issues that cause damage may become a charge to the tenant due to negligence.
